information shall continue after the brokerage relationship has
been satisfied! As a Buyer you can choose to have the advice,
assistance and representation of your own agent who works for
you, not the Seller(s). The agent must put the Buyer(s)
interests first and negotiate for the best price and terms for
the buyer. This means that the real estate agent represents the
buyer, and of course that the agent must disclose any known
material defects about the property to the buyer.
A Seller(s) Agent has the best interests of the Seller(s) at
heart. Do not assume that a real estate agent works solely for
you unless you have an agreement and a full understanding for
that relationship. In most, cases there are NO fee's associated
with using a Buyer's Agent. That fee is built into the co-broke
fee listed at the time the property is put into the MLS. The fee
is normally established at the time a property is listed with
the Seller's Agent and the Seller's Agency. Unless of course it
is stated otherwise; possibly as an independent sale outside of
our MLS. If that is the case, then a reasonable fee could then
be negotiated between the Buyer's Agent and the Buyer.
After years of Investing in Real Estate, I realized the
importance and need of an Excellent Buyer's Agent and would
